Mandeep was recommended to me by a friend when we were beginning our journey of looking for a house. We'd interacted with realtors on multiple occasions during open houses and we were quite wary and nervous about being pushed into agreements and paying more than what a house was worth.
Mandeep allayed those fears in the first phone call I had with him. It was refreshing to talk to somebody who wanted to know your needs and your wants and then make suggestions on the basis of your preferences and budget. From our first meeting at a house showing till the very end, we relied on Mandeep for every little thing and at no point did we feel that we were being co-erced or pushed into anything against our will. We did not sign any agreement and were able to setup viewings at times convenient to us. Having a baby meant we often had to meet early mornings or late evenings and Mandeep always made it a point to ensure he was available and ready to see the house with us. On multiple occasions, he gently talked us out of bidding for houses which had underlying issues that would end up being a headache ten years down the line.
Even during the purchase of our dream house, Mandeep was very firm about our budget and did not encourage us to go above it. All the formalities and conversations around the state of the house etc were handled by him and it felt on multiple occasions that he was buying the house for himself - such was his attention to detail and the small print.
True to his promise, he has not stopped checking in on us and guiding us through our journey of first-time home buyers. He's provided us tips and suggestions on care/maintenance, driven out to check in on us and still keeps in touch. I've already recommended to him to multiple people and I'd be happy to continue doing so.

Mandeep comes as a whole package. I distinctly remember the first time I approached him with numerous questions on the housing market in Canada. He answered all my questions patiently and gave me my own time to be ready to proceed. Here is how the process of working with Mandeep Basra is:
First Session: All the properties shortlisted by the buyer will be thoroughly discussed with all the pros and cons. This session is extremely helpful for the first time home buyers as it gives them immense clarity about what the actual market situation is and how they should plan their next move.
Second Session: After the buyer gets educated enough to shortlist right set of properties, then comes the first showing. There, Mandeep Basra discusses further aspects of the property in detail. And if there are any suspected cons, he will educate the home buyer about it rightaway.
At every showing, there are new learnings for the buyer about the various properties, price points that the properties deserve and actual price points at which they are listed.
After enough showings: At this point of time, buyer is educated enough to go for the first offer for the property selected. At this point, Mandeep Basra educates the buyer about how the bidding process actually works.
When the offer is accepted: At this point, Mandeep Basra will further educate you about the home inspection process, what to consider and the conditions in the home inspection where the buyer should definitely back out from the deal.
After satisfactory inspection: After this, Mandeep Basra will recommend the buyer the right Mortgage agent and lawyer for the further process.
After closing: At this stage, buyer will start looking for the second investment property and Mandeep Basra will continue to help that buyer.

Meeting Mandeep Basra was the best thing that happened to us as part of our house-search in Ottawa. He is a very humble man with great knowledge of different homes he showed us. Before visiting every home, he did his homework, knew about its pros and cons, explained us with patience, be it the building, foundation, construction year, heating/cooling issues, maintenance areas, all the way up to neighbourhood. He was very open about his views, did not push his opinions on us, never took sides or sound biased, his suggestions were always well-rounded based on our requirements and would also confirm why he filtered out certain houses because we had specific requirements that were not met by them. He was very helpful in odd hours as we processed to finalize the house. He dealt with the other agent several times and helped work out the deal in our favor more than once, amended the deal several times, very careful in including all the clauses to our favor - the clauses we were not even aware of. I can confidently say that I saved quite a lot of bucks due to his eye for detail and detailed work ethic. The best part is after we moved in, he took time to come by and helped explain how to manage and maintain the house given the condition of the house and changing weather conditions here, and left our home with a wonderful house-warming gift. Just love his professionalism with his own personal touch in every step. He was simply awesome to work with. If you are new to Canada or Ottawa, Mandeep Basra is the GO-TO guy. Just go ahead and trust him. He is a guiding beacon of your house-search.
