To call James Litman fabulous would be a serious understatement. No one expects that a home purchase would an expanse of minefields stretching into the horizon, we were sure happy that we had James by our side to hold our hands through clenched jaws and panic sessions. We didn’t expect that we’d be the most high maintenance clients known to humankind, but we happened to be it, and James handled the situation with a cool, expert confidence that made us want to stay on the phone with him the entire time. The property was on fire from the get-go with three offers coming in within the 24 hours after we received the counter-offer, and he carried us through obstacles and implosions over the next two months. His history in real estate was critical since he applied his knowledge and skill to dodge several bullets coming our way, and his predictions on the response of the buyers and all parties evoked Nostradamus. The tax assessment coming in tens of thousands of dollars over our purchase price was the whipped cream on the pudding. While this may seem hyperbolic, I’m sparing you the story and a half that comes with it so just ask him about it. The fact that he managed to execute this deal was nothing short of a miracle and, if we had another estate agent, we wouldn’t have been the new owners of one of the hottest properties on the Vancouver market that month.

We talked to quite a few realtors before we decided to give the task to sell our Yaletown condo to James Litman. James was the only one where we felt genuinely comfortable because from the very beginning he spent much time to understand our needs, our preferences and limitations to what we were willing to do and agree to during the transaction. He really sweated the details and kept all of these matters under control. Once James reaches altitude in the selling (or buying...) process everything runs on Autopilot, preparing the condo, organized schedules, marketing activities on traditional and social media. As a result we sold fast and James generated a significant amount of interested buyer traffic. Not a small achievement in today's difficult market conditions. Well first of all James has a very personable personality & kept us stress-free with his experience & really listening to us that first, we were interested in finding a home on the islands first before selling our downtown condo. Some agents we dealt with were more interested in just selling the condo. We did find one on Cortes Island & because of James he developed a great relationship with the agent who was selling the property. Normally he does not like dealing with Vancouver agents but James's personality made the difference. He also recommended the price we made as a offer & it was accepted. We are meeting with the building inspector on Monday & James is also coming up to make sure everything goes smooth.

Without him we don't feel we would have gotten our dream home.

We were interested in finding property on an Island to retire to & we found some realtors more interested in selling the condo here in Vancouver and not that interested in helping find our dream home. Well James is amazing as we did find a place on Cortes Island we loved and because of his great personality he developed a good rapport with the agent who was selling the property who normally does not like dealing with Vancouver agents.
