Hello, I would very highly recommend Les Twarog as "the" real estate agent to use. He has been 100% dedicated to our project of selling six condos in downtown Vancouver. When we contacted Les about selling the condos it was a few weeks after Vancouver had adopted the 15% rule for out of country buyers. The selling market has almost come to a stand still because of this rule. We contacted Mr. Les Twarog the beginning of September with the goal of selling the condos by the end of the year. It is now the end of October and our goals have been achieved.

A few years ago, I phoned Les Twarog because I saw his "For Sale" sign posted at a property I wished to inquire about. I remember him being helpful and forthcoming with such a kind voice. I made a mental note that day to contact him when I was ready to sell my own place. When the time to sell reared it's ugly head (at the worst possible time when interest rates were soaring), I phoned Les and have not, for one single moment, regretted the decision to do so. He is remarkably patient, understanding, candid, and knowledgeable about the Vancouver market. But, most importantly, he is realistic in his expectations and kept me grounded. His communication skills are impressive; whenever I had inquiries or doubts, I never waited longer than a few minutes for his response. I must say, I'm probably not the easiest client in the world and I can't think of anyone who could have dealt with/treated me better. Les was simply amazing, guiding us through each step of the process despite our not being able to physically enter Canada due to border closure. He helped us price our apartment aggressively yet appropriately; it sold in less than two days, for $1K above asking price. He then willingly went through every drawer and closet in the apartment for us, showing us via videoconference their contents and noting which items we wanted sent to us. We received the package of items within a few days. Les also took the contents of our wine cellar to a wine storage facility (as one cannot ship wine out of Canada), for us to retrieve in the future. He oversaw the emptying and disposition of the contents of the apartment and its subsequent cleaning. Throughout the entire process, Les was professional, competent, and fastidious, and remained responsive to every question we posed. It was a pleasure to work with him, especially given the pandemic-related constraints.

Les and I first met in early 2013. We did not want to sell at that time. But he stayed in touch and when our decision was made, we unfortunately did not initially list with him. We had used Les's website for a few years as we looked to buy a property in Vancouver, from our home in Arizona; it had always seemed very complete, accurate, and friendly. We had a previous commitment with an agent for the purchase, so did not contract with Les for that transaction. However, when we got to the point of considering to resell, we immediately went to Les's website again. Les set an appointment, and showed up promptly, and then gave a very professional presentation of his sales methodologies, as we discussed the features of our condo.
I have been in real estate for many years in AZ, and have never seen as complete a set of documentations on any properties that I have owned or sold. He presented a package of information on the condo and its comparables that would have been suitable for properties well above the value of ours.
We have not decided whether or not to sell at the present time, but when we are ready, we will definitely contract with Les.
