Upper Lands

Located within the Metro Vancouver metropolitan area, Upper Lands is a neighbourhood within West Vancouver, British Columbia.

Transportation

Driving is an excellent transportation option in Upper Lands. It is especially convenient to park, and most real estate listings are a rather short drive from the nearest highway, such as Highway 99. On the other hand, the public transit service in Upper Lands is not very frequent. Many of the homes for sale in this area are located in places that are not very convenient for walking because meeting day-to-day needs is very impractical. It is also challenging to commute by bicycle in this neighbourhood as the cycling network is not very well-developed, and there is a significant amount of elevation changes. Nevertheless, a few bicycling-friendly areas exist.

Services

High schools and primary schools are not especially plentiful in Upper Lands, and therefore tend to require an extended walk to get to. Additionally, it can be very difficult to access daycares on foot. With regards to eating, doing one's groceries very often necessitates the use of a car in Upper Lands.

Character

A highlight of Upper Lands is its wide variety of green spaces. There are around 20 parks nearby for residents to visit, which results in them being very easy to access from the majority of locations within this neighbourhood. This part of the municipality is relatively calm, thanks to the presence of very few people out and about on the streets.

Housing

In Upper Lands, about 40% of buildings are single detached homes, but large apartment buildings, small apartment buildings, and townhouses are also present in the housing stock. This part of the municipality is primarily composed of four or more bedroom and two bedroom homes. Roughly 90% of the units in the neighbourhood are occupied by homeowners and 10% are rented. The homes in this part of West Vancouver are quite new, because around one third of its dwellings were constructed after the year 2000, while many of the remaining buildings were constructed in the 1960s and the 1980s.
