Guildford

Guildford is a neighbourhood within Surrey, British Columbia, which is located in the Metro Vancouver metropolitan area.

Transportation

Driving is usually the preferred method of transportation in this neighbourhood. Many houses for sale are a rather short car ride from the nearest highway, such as Trans-Canada Highway, and parking is easy. In contrast, getting around by transit can be difficult in this part of the city due to the low service level. Nevertheless, house owners are served by about 10 bus lines, and bus stops are not very far away from most residences. Guildford is not very suited for biking because the bicycling infrastructure is not particularly extensive, and cyclists encounter a considerable amount of elevation changes. Guildford is also not very suitable for walking since few daily errands can be run on foot.

Services

Accessing one of about 20 grocery stores by walking is practical for some, but not all, property owners in Guildford. Residents are served by over 100 restaurants and cafes as well. With respect to education, primary schools are easy to access on foot from most properties for sale in this neighbourhood. On the other hand, high schools are not especially abundant and consequently not always within walking distance.

Character

The character of Guildford is exemplified by its calm environment. Parks, such as Charles Richardson Nature Reserve and Bothwell Park, are very well-situated and there are over 200 of them nearby for residents to explore, making them very easy to reach from a large number of locations in the neighbourhood. This part of the city is reasonably quiet overall, as there are generally low levels of noise from traffic - although there are still several noisier sections, especially closer to the railway line, Trans-Canada Highway or Highway 17.

Housing

About 70% of the units in the neighbourhood are occupied by homeowners while the rest are rented. Over half of the housing stock of this part of Surrey consists of small apartment buildings and single detached homes, and the rest of the houses are mainly duplexes and townhouses. Roughly one quarter of homes in this neighbourhood were built between 1990 and 2000, while many of the remaining buildings were built in the 1960s and the 1980s. This area has a good variety of unit sizes, ranging from lofts to four or more bedrooms.
