The neighbourhood of Upper Lands is part of the municipality of West Vancouver, British Columbia, which is located in the Metro Vancouver metropolitan area.

Transportation

Upper Lands is an extraordinarily good part of West Vancouver for moving around by car. It is very easy to access a place to park, and many real estate listings are a very short drive from the nearest highway, such as Trans-Canada Highway. On the other hand, the public transit system in Upper Lands is not very accessible. Thankfully, there are a few bus lines traversing the neighbourhood, and most residences are very close to a bus stop. It is impractical for pedestrians to navigate this part of the municipality as very few daily errands can be run without the use of a vehicle. Commuting by bicycle is also challenging in Upper Lands as the cycling infrastructure is somewhat poor, and cyclists encounter a considerable amount of hills.

Services

Property owners in Upper Lands almost always have to use a car to do their grocery shopping. Nevertheless, reaching the closest pharmacy and therefore some basic food items is usually convenient. As far as education is concerned, families will appreciate that no matter where their property is located in this part of the municipality, primary schools are close by. In contrast, it can be very difficult to walk to high schools from houses for sale in Upper Lands.

This part of West Vancouver is primarily composed of three bedroom and two bedroom homes. Homeowners occupy about 85% of the units in Upper Lands whereas the remainder are rented. Around 40% of properties in this neighbourhood were constructed following the year 2000, while the majority of the remaining buildings were built in the 1960s and the 1980s.
