Transportation

Cars are an excellent means of transportation in Sumas Prairie. Many properties for sale are a rather short car ride from the nearest highway, such as Trans-Canada Highway, and it is very convenient to park. However, the public transit service in this neighbourhood is not very frequent. Thankfully, there are a few bus lines passing through the neighbourhood, and the closest bus stop is generally very close. Despite the fact that cycling is more feasible in certain sectors than others, this area is not very bike-friendly since this area is home to a rather limited bicycling infrastructure, and there are a good number of elevation changes. It is also inconvenient for pedestrians to move around in Sumas Prairie because most daily needs are sometimes difficult to meet without the use of a vehicle.

Services

Home buyers in Sumas Prairie almost always have to turn to a vehicle to purchase their groceries. Nonetheless, reaching the nearest pharmacy and consequently some basic food items is generally convenient. In terms of education, primary schools are not plentiful in this part of the city, and accordingly not always within walking distance, and there are no high schools. Moreover, parents and their schoolchildren may consider it very hard to access daycares as a pedestrian.

Character

The character of Sumas Prairie is exemplified by its relaxed ambience. This part of Abbotsford is very quiet overall, as noise from the streets and other parts of the city is rarely an issue - although there are still several noisier sections, especially near Trans-Canada Highway, sumas way or the railway line. Finally, there are approximately 10 parks close by for residents to discover, such as Hougen Park and Old Yale Trail, making them easy to reach from the majority of locations in this area.

Housing

Single detached homes are the predominant housing type, representing roughly three quarters of dwellings in Sumas Prairie, while duplexes make up most of the remaining housing stock.
