Rivière-des-Prairies

The neighbourhood of Rivière-des-Prairies is part of the city of Montréal, Quebec, which is located in the Greater Montreal metropolitan area.

Transportation

Driving is a very good transportation option in this part of Montréal. Most properties for sale are a rather short drive from the closest highway, such as Autoroute Métropolitaine, and parking is quite easy. However, this area is not particularly transit friendly. Thankfully, house owners can rely on the Gare Rivière-des-Prairies and Gare Anjou on the Mascouche Line. The neighbourhood is linked by about 20 bus lines, and most houses are very close to a bus stop. Rivière-des-Prairies is not especially cycling-friendly as there are a limited number of bike lanes, and the topography is not particularly flat. Many of the houses for sale in this part of Montréal are located in areas that are also not particularly convenient for walking because most day-to-day needs are occasionally challenging to meet on foot.

Services

It is often practical for house buyers in Rivière-des-Prairies to do groceries by walking. Avenue André-Ampère is among the best streets for groceries. There are also a few options for those who care about restaurants and cafes in close proximity. With respect to education, it is a reasonably short walk to reach primary schools and daycares from most properties for sale in this part of Montréal. However, families may consider it difficult for their children to reach high schools on foot.

Character

Rivière-des-Prairies is a reasonably good neighbourhood to buy a house in for those who prefer a relaxed atmosphere. There is not that much greenery in this part of Montréal; to be more precise, residents will find that few tree-lined streets are present. Nonetheless, there are over 100 green spaces nearby for residents to discover, such as Parc-Nature du Ruisseau-de Montigny and Parc-Nature de la Pointe-aux-Prairies, which makes them very easy to reach from the majority of locations within the neighbourhood. This part of the city is reasonably quiet overall, as there are generally low levels of noise from traffic - although that is not the case near Autoroute Métropolitaine, Autoroute Félix-Leclerc or the railway line.

Housing

Over half of the housing stock of Rivière-des-Prairies consists of townhouses and small apartment buildings, while the rest are mainly single detached homes. This area is primarily composed of two bedroom and three bedroom homes. About three quarters of the population of this neighbourhood own their home and renters make up the remainder. About one third of properties in this area were built in the 1980s, while many of the remaining buildings were constructed in the 1960s and the 1990s.
