The neighbourhood of Sumas Way can be found in the city of Abbotsford, British Columbia, which is located in the Abbotsford - Mission metropolitan area.

Transportation

It is easy for people walking to navigate Sumas Way; running daily errands is easy without needing a vehicle. However, the bike is a somewhat poor mode of transportation in this area as bicycling is made difficult by the often hilly topography, and there are few bike lanes. Sumas Way is especially car friendly. It is very easy to park, and it is a short drive to the closest highway, such as sumas way, from any location in this area. However, the public transit service in Sumas Way is not very frequent. Nonetheless, the neighbourhood is linked by a few bus lines, and bus stops are not very far away from most homes.

Services

It is usually possible for house buyers in this part of the city to buy groceries by foot. A limited variety of restaurants and coffee shops is available as well. In terms of education, daycares and primary schools are convenient to access as a pedestrian from most houses for sale in this area. However, this part of the city does not have any high schools.

Character

The character of Sumas Way is exemplified by its calm atmosphere. There are a few green spaces nearby for residents to visit, including Lonzo Creek Park, which makes it easy to reach them. This part of Abbotsford is also reasonably quiet, as there tend to be low levels of noise from traffic - however noise can be bothersome around Trans-Canada Highway, Sumas Offramp Way or one of the railway lines.

Housing

Single detached homes are the most common housing type, representing around 45% of buildings in Sumas Way, but small apartment buildings and duplexes are also present in the housing stock. The homes in this part of the city are quite new, since about 30% of its dwellings were built after the year 2000, while many of the remaining buildings were constructed in the 1960s and the 1980s. This neighbourhood also has a good variety of unit sizes; it is quite easy to find houses ranging from lofts to four or more bedrooms. Around two thirds of the population of this neighbourhood own their home whereas the rest are renters.
