Sumas Prairie

The neighbourhood of Sumas Prairie is part of the city of Abbotsford, British Columbia, which is situated in the Abbotsford - Mission metropolitan area.

Transportation

Cars are an excellent transportation option in Sumas Prairie. Finding a parking spot is quite easy, and it is a reasonably short car ride to the nearest highway, such as Trans-Canada Highway, from any location in this area. On the other hand, travelling by public transit is challenging in Sumas Prairie. Nonetheless, the neighbourhood is linked by a few bus lines, and it is very easy to get to a nearby bus stop from most houses. Cycling is difficult in Sumas Prairie since the bicycling network is not very extensive, and the topography is not particularly flat. Nevertheless, a few bicycling-friendly sectors exist. It is also impractical for pedestrians to get around in Sumas Prairie as few common errands can be run on foot.

Services

Home buyers in Sumas Prairie almost always have to turn to a car to purchase groceries. Nonetheless, pharmacies are generally easy to access on foot and sell some basic food items. Concerning education, there are only a very small number of primary schools in Sumas Prairie and accordingly they can be a very long walk away. Furthermore, this area does not have any high schools. Moreover, it can be very hard to access daycares on foot.

Character

Sumas Prairie offers a slower-paced environment and will appeal to home buyers who enjoy spending time in green spaces. This area is very quiet overall, as there tend to be low levels of noise from traffic - although there are still several louder areas, especially close to Trans-Canada Highway, Sumas Offramp Way or the railway line. Lastly, there are approximately 10 parks nearby for residents to enjoy, including Undeveloped Green Space and Old Yale Trail, making them easy to access.

Around 70% of the units in the neighbourhood are occupied by homeowners while renters occupy the remainder. The predominance of single detached homes in the housing stock of this neighbourhood is an important part of its character. Roughly one quarter of properties in this part of Abbotsford were constructed in the 1960s and 1970s, while many of the remaining buildings were built pre-1960 and in the 1980s. This neighbourhood also has a selection of unit sizes; there is a higher proportion of four or more bedroom homes in this neighbourhood.
