Transportation

Driving is an excellent medium of transportation in Sumas Mountain. Parking is quite easy. However, travelling by transit can be very difficult in Sumas Mountain due to the infrequent service. A majority of the houses for sale in this neighbourhood are located in areas that are not very convenient for those who travel by foot because running common errands is very challenging by walking. Although some bicycling-friendly sectors can be found, the bike is a sometimes poor mode of transportation in Sumas Mountain as there is a considerable amount of elevation changes, and the cycling infrastructure is not very extensive.

Services

There are no high schools and no primary schools in this neighbourhood. Furthermore, daycares are not especially abundant and consequently tend to require an extended walk to get to. With respect to eating, property owners in Sumas Mountain usually have to turn to a car to purchase groceries.

Character

Sumas Mountain is a very good neighbourhood to buy a house in for those who prefer a calm environment. There are a few public green spaces close by for residents to check out, such as Undeveloped Green Space and Regional, which makes them easy to get to. Most areas in this part of Abbotsford are very quiet, as there tend to be low levels of noise from traffic.

Housing

Roughly one third of homes in Sumas Mountain were built after the year 2000, while many of the remaining buildings were constructed in the 1980s and the 1990s. The substantial proportion of single detached homes in the housing stock of this neighbourhood is an important part of its character. Roughly 85% of the units in the neighbourhood are occupied by homeowners and the rest are rented. This area offers mainly three bedroom and four or more bedroom homes.
