Transportation

Morgan Arboretum is especially car friendly. Many properties for sale are a short car ride from the closest highway, such as Autoroute Félix-Leclerc, and it is very convenient to park. In contrast, public transit riders may have few options in Morgan Arboretum due to the infrequent service. Thankfully, the neighbourhood is connected by a few bus lines, and bus stops are not very far from most residences. A majority of the houses for sale in this part of the city are located in places that are not very convenient for walking since common errands are impractical to run without the use of a vehicle. The bike is a sometimes poor method of transportation in this part of the city as the cycling infrastructure is not especially well-developed. Thankfully, bicycling is better in some pockets than others, travelling by bicycle is prevalent, and there are a limited number of elevation changes for cyclists to brave.

Services

Morgan Arboretum does not contain any high schools or primary schools. Additionally, parents may consider it challenging for their children to get to daycares as a pedestrian. When it comes to eating, a vehicle is almost always required in this part of Sainte-Anne-de-Bellevue to access the closest grocery store.

Character

Morgan Arboretum is a fairly good neighbourhood to buy a home in for those who prefer a calm environment. This area is reasonably quiet overall, as the streets are usually quite peaceful - although there are still several louder sections, especially around Autoroute Félix-Leclerc. Lastly, this neighbourhood also features a fair amount of greenery as the tree canopy coverage for the majority of streets is fairly good. Although Morgan Arboretum does not contain any parks, public green spaces are well-spread out in nearby neighbourhoods, which makes them easy to reach.

Housing

Roughly 85% of the population of this neighbourhood own their home whereas the remainder are renters. The housing stock of this part of the city is composed predominantly of single detached homes and row houses. About one third of properties in this neighbourhood were constructed in the 1990s, while the majority of the remaining buildings were built pre-1960 and in the 1960s. Notably, this part of the city is good for those looking for three bedroom homes.
