Humberwood

The neighbourhood of Humberwood is part of the city of Toronto, Ontario, which is situated in the Greater Toronto Area metropolitan area.

Transportation

The preferred approach to navigate this part of Toronto is usually a car. It is a short car ride to the nearest highway, such as Highway 427, from any home in Humberwood, and it is straightforward to park. Commuting by public transit is also easy in this area by reason of a few nearby bus lines. It is sometimes difficult to commute by bicycle in Humberwood as the cycling network is rather limited, and there are a fair number of elevation changes to challenge cyclists. Thankfully, some bike-friendly sectors exist. It is also at times challenging for pedestrians to move around in this area since few daily needs can be met by walking.

Services

Parents and their children will welcome that wherever their house is situated in this area, primary schools are close by. In contrast, there are no high schools in this part of the city. As far as eating is concerned, a fraction of house buyers in Humberwood may be able to access the closest supermarket on foot, while others will have to turn to another means of transportation. Residents are served by about 10 restaurants and cafes as well.

Character

One of the highlights of Humberwood is its great variety of green spaces. More specifically, parks, including Claireville Conservation Area and West Humber Parkland, are very well-situated and there are a few of them nearby for residents to check out, which makes them very easy to access. Despite the abundance of parks, the majority of streets have quite bad tree coverage. This part of the city remains relatively quiet, due to the presence of few pedestrians, although those who are near Highway 427 may experience higher levels of noise.

Housing

Roughly two thirds of the units in the neighbourhood are occupied by homeowners while the remainder are rented. Large apartment buildings are the most common housing type, representing around 45% of dwellings in this area, while duplexes, single detached homes, and townhouses are also present in the housing stock. About 45% of properties in this neighbourhood were built after the year 2000, while most of the remaining buildings were constructed in the 1980s and the 1990s. This part of the city offers mainly four or more bedroom and two bedroom homes.
