Downtown

Part of the Greater Fredericton metropolitan area, Downtown Fredericton is a neighbourhood within Fredericton, New Brunswick.

Transportation

Traveling by walking is fairly feasible for house buyers in Downtown; running daily errands is easy without a vehicle, and a good number of businesses of different types can be found as well. This neighbourhood will also attract active house buyers since it is moderately suitable for cycling. More precisely, bicycle riders do not encounter serious elevation changes, and there are a fair number of bike lanes. Downtown is fairly car friendly. It is a rather short drive to the nearest highway from anywhere in this area, and it is very easy to find a parking spot. In contrast, the public transit service in Downtown is not particularly frequent. Thankfully, the neighbourhood is served by approximately 10 bus lines, and most properties are very close to a bus stop.

Services

Getting to the closest supermarket without a car is practical for some, but not all, home buyers in this part of Fredericton. However, there are a fair number of choices for those who care about nearby restaurants and cafes. With respect to education, parents and their children will welcome the proximity to daycares and schools, which are within walking distance from most houses for sale in this part of the city.

Character

Downtown is a very good neighbourhood to buy a house in for those who prefer a calm atmosphere. This part of the city is very quiet overall, as there tend to be low levels of noise from traffic. Lastly, there are around 10 parks nearby for residents to visit and they are very well-spread out, resulting in them being very easy to reach from numerous locations in the neighbourhood.

Housing

About two thirds of dwellings are small apartment buildings, making it easy to find apartments in Downtown, but townhouses are also present in the housing stock. This neighbourhood is primarily composed of one bedroom and two bedroom homes. Renters occupy around 80% of the dwellings in Downtown and 20% are occupied by owners. Roughly 45% of properties in this neighbourhood were built before the 1960s, while many of the remaining buildings were constructed in the 1990s and the 2000s.
