Downtown

Downtown Fredericton is a neighbourhood within Fredericton, New Brunswick, which is situated in the Greater Fredericton metropolitan area.

Transportation

Traveling as a pedestrian is reasonably feasible for house buyers in Downtown; many daily needs can be carried out without a car, and plenty of businesses are rather close by. This part of the city will also appeal to physically active people as it is reasonably suited for cycling. More specifically, bicycling is facilitated by the generally flat terrain, and there are a fair number of bike lanes. Residents using public transit may experience limited choices in Downtown as a result of the infrequent service. Nonetheless, homeowners have access to about 10 bus lines, and bus stops are commonly very close by. On the other hand, Downtown is a fairly good part of Fredericton for getting around by car. The majority of homes for sale are a reasonably short car ride from the nearest highway, and it is very easy to park.

Services

Some, but not all, home buyers in this part of the city will live within a short distance of the closest supermarket. Conversely, there is often a restaurant or cafe in close proximity, for instance along King Street. In terms of education, it is a rather short distance to get to daycares and schools from any location in Downtown.

Character

Downtown is a very good neighbourhood to buy a house in for those who prefer a slower-paced atmosphere. Parks are very easy to reach since there are approximately 10 of them close by for residents to unwind in. This neighbourhood is also very quiet, as there isn't a lot of street noise or city clamour.

Housing

In Downtown, many dwellings are small apartment buildings, while townhouses are also present in the housing stock. This part of Fredericton is primarily composed of one bedroom and two bedroom homes. About 80% of the units in the neighbourhood are occupied by renters and 20% are occupied by owners. The homes in this neighbourhood are quite old, since around 45% of its dwellings were constructed prior to the 1960s, while the majority of the remaining buildings were built in the 1990s and the 2000s.
