Aberdeen

Aberdeen is a neighbourhood within Kamloops, British Columbia, which is located in the Greater Kamloops metropolitan area.

Transportation

Cars are a great mode of transportation in Aberdeen. Many homes for sale are a rather short drive from the nearest highway, such as pacific way, and accessing a parking spot is easy. On the other hand, Aberdeen is not very transit friendly. Nevertheless, there are around 10 bus lines crossing the neighbourhood, and bus stops are not very far away from most houses. Travelling on foot is not very feasible for home buyers in Aberdeen because running common errands is challenging by walking. Aberdeen is also not particularly cycling-friendly since the cycling infrastructure is somewhat poor, and there is a significant amount of slopes.

Services

It is a reasonably short walk to access primary schools and daycares from anywhere in Aberdeen. On the other hand, there are no high schools in this part of the city. When it comes to eating, some, but not all, property owners in Aberdeen will live within walking distance of the closest grocery store. There are also a few opportunities for those who value nearby restaurants and cafes.

Character

Aberdeen is a fairly good neighbourhood to buy a home in for those who prefer a calm environment. There are around 10 public green spaces nearby for residents to visit, such as Skyline Park and Sifton Loop Trail, and they are very well-situated, which makes them easy to get to. Most areas in this neighbourhood are quiet, as noise from streets and other parts of the city is rarely an issue - although that is not the case closer to Highway 5A Offramp or Trans-Canada Highway.

Housing

In Aberdeen, roughly 60% of buildings are single detached homes, while small apartment buildings are the main alternative in the housing stock. This area offers mainly three bedroom and four or more bedroom homes. Around 80% of the units in the neighbourhood are occupied by homeowners and the rest are rented. The homes in this part of the city are very modern, because roughly 40% of its dwellings were built after the year 2000, while most of the remaining buildings were built in the 1980s and the 1990s.
