Finding a new home is never easy. We’ve moved around a lot and knew the amount of work it takes especially in a market like North Vancouver when inventory is limited, and properties are sold quickly. Making it more difficult was scheduling viewings around ferry schedules. Nav worked with us for over 10 months setting up viewings, analysing our alternatives and making offers. Along the way Nav focused on defining and refining our “musts” and “wants” to make going through listings easier and efficient. Nav was the perfect choice as our realtor. We needed someone who would focus on our goals and ready to play the long game, and Nav was an ideal match. He worked constantly to understand what aspects of a home were attractive to us, and why. During showings, he would bring up useful information about the house and provide tips or raise concerns as relevant. He did not pressure us, or try to push his own ideals and he made it clear he was prepared to keep looking until we found the right place. For us, Nav truly delivered the impossible...
We were able to purchase a detached home in one of the most desirable locations in Port Moody Center, under the asking price, while everything else was selling for 200-400K over. The purchase was done through an exclusive sale as the property was no longer on the market. We first saw the property in summer but were not able to negotiate the price to our liking. Over the months, Nav had built an incredible relationship with the seller's agent and he regularly contacted the agent to see if the sellers were willing to negotiate. Once he knew there may be an opportunity to restart the talks with the sellers he was game on, and we closed the deal in a short time. We were able to put all the subjects in our offer, which enabled us to do a full inspection and had enough time to ensure the financial clearance.
Nav's ability to read the market, see a couple steps ahead, build trust with the seller's agent, negotiate wisely, and have the right amount of patience were invaluable in securing our purchase. We knew that Nav always had our best interest in mind and were very careful with when and in which conditions we should make an offer. He also connected us with other professionals that we really enjoyed working with. We received a great rate and an incentive from the mortgage broker and we really trusted the work and honest opinions of the inspector he connected us with.
What we also valued most working with Nav was his honesty, transparency, sincereness and humor. He was always very patient with us, answering our countless questions promptly and in detail. We worked with Nav from October through February in our search for a home in the Lower Mainland from a distance. Going in, we weren't too sure what we wanted. Eventually, we were able to focus in on a neighbourhood we liked and have moved into a home that we are very happy with.
We closed on our new home with a slightly unconventional offer, and we couldn't have done it without him. In that aspect alone, he proved his worth.
But Nav has much more to offer beyond his deal-making abilities. Looking back on this journey, the advice and suggestions he made along the way were sound. I'd ask him about a listing that I liked, and he wouldn't hesitate to tell me, "I wouldn't spend time looking at this listing because of X and Y, unless you are okay with Z." He'd give you his input, but always leave you space to make the decision.
I suggest to anyone who works with Nav to be open and share everything that you're thinking. I regret not doing that sooner. Yes, it's true that a buyer's agent's incentives are not always aligned with the buyer. But through this experience, Nav strived to make, and made, the best deal for me.

As first-time home buyers, we had a lot of anxiety. Nav was extremely reassuring and kept our spirits high in the current daunting housing market. He made sure to address all our concerns promptly and patiently. Nav is a true team player. He is very professional, communicative, and overall just a very nice person. He always made us feel supported and valued. A few things we really appreciated about Nav in each stage of our home-buying process are:
1. Initial discussion - Nav patiently heard our requirements and helped us figure out what was most important to us. He helped us come up with a strategy for which neighborhoods to target given our budget and requirements from the house.
2. Discovery stage - Nav was very prompt in providing us insights about the homes we were interested in viewing. He is analytical and thoughtful in his approach. This helped us shortlist potential properties to view, which allowed us to make the most of our time on the open house days.
3. Open houses - Nav was with us every step of the way. He was never pushy, and provided us the relevant information (sales data, neighborhood insights and prospects, etc) to help us decide whether to make an offer. 4. Preparing the offer - Being first-time buyers, we did not understand a lot of aspects of the offer documents. Nav didn’t only educate us on reading the strata documents, but also thoroughly went through them himself to point out any potential concerns. With such a competitive market where subject-free offers are the norm, we wanted to make sure that we got a pre-offer inspection done. Nav helped us organize the inspection at very short notice and made sure that he was present when going over the results. This really helped us put our minds at ease before making the offer. He also helped us review the personal letter, which we believe helped tip the scales in our favor on the offer day.
5. Offer day - Nav helped us come up with a reasonable offer based on his experience and analysis. He is the sole reason we did not overbid and act out of emotions when deciding on the offer price. He proactively kept in touch with the seller’s agent to gauge interest before submitting the offer, as well as to get updates afterwards. He was very positive and helped us keep calm while we were waiting to be informed of the decision.

Nav has been extremely helpful in our home searching and purchasing process!
We didn’t know Nav before, nor he was referred by someone we know. We just looked for a realtor close to our home, through Google Map, and tried our luck. We sent our email in the evening, and got reply in the same day, the responsiveness already impressed us.
After the first call, he knew we made the right choice. We had no home purchase experience, and was too busy to do our homework, but Nav explained everything to us patiently in details. Many of which is new to us, or something we didn’t think important. Talking to him really helped us making the right choice.
We were searching in the subsequent weeks. Nav set up an automatic update system for us, so we didn’t need to look up websites every day. We soon narrowed down the home we want. The seller (agent) was unfortunately bothersome: she was not knowledgeable about the condition of the property, was reluctant to initiate communication between us and seller, and was sometimes rude. To be honest, we were pretty stressful at that time, the seller side seemed to be unreasonable. Thankfully, Nav was very responsible, he read through all documents for us, looking for answers of our questions and replied quick, spent lengthy time to communicate with the annoying selling agent, and tried his best to negotiate and keep the deal alive.
Finally our offer was accepted, but the completion date is a bit inconvenient (end of year). Nav spent a bit of effort to find a lawyer to work with us. He also contact the strata for us to take care the mess that the seller left, and even took the keys from the seller agent who was stuck in bad weather on the hand over day.
Thanks for Nav’s professionalism, patience, and hard works, we end up having our wonderful home without too much trouble. We are happy to recommend to Nav to everyone.

Navid is a professional, organized, patient and honest realtor. He would tell me both perspectives on what he likes about the home and what he doesn't like about it. He would give me scenarios if something were to happen, giving me all perspectives of the situation. He's always there to guide me every step of the way since I am a first-time home buyer. Buying a house and selling another one at the same time at the top of the market (especially in this crazy market) was not an easy task which needs high level of effort and commitment and Nav has both. He was very professional with great personality.

A really patient, professional and honest realtor. Our journey was quite long and took a couple of months. He always paid full attention to our criteria’s and tried his best to find properties which serve our requirements the best. Navid is a resourceful realtor and he was providing us different information and insights that helped us in our house hunting process.
He was always there for us, day and night and even when we found our dream home, he did his best to describe all aspects of our decision. We recently purchased our first home in Canada and we are so happy Nav was our realtor helping us in this process. Since we met him for the first time, my wife and I felt Nav was a really nice guy with whom we were able to establish a great rapport. The main things we liked about him and that we could confirm throughout the whole process were: that he is a very honest person (which is something hard to find in the real-estate industry), his approach is to not be pushy, he was always having a very friendly attitude, was very professional, punctual and kept to his commitments, he was always making himself available to schedule viewings and accompany us, he was providing us regular updates on the situation of the market, he was able to recommend us a really nice mortgage specialist with whom we got an amazing rate!, the house inspector and the notary he recommended were also really good and professional. Moreover, Nav was very good at understanding the value of a property and coming up with an appropriate offer; likewise, he was an amazing negotiator during the purchasing process, which was something we really appreciated as things can/will become stressful; he was always looking for our best interest while at the same time being fair and respectful with the sellers and their agent. In addition to all this, the fact that Nav is originally Persian (although he grew up in Canada) means he is a warm and friendly person, which was one of the main characteristics we were looking in a realtor. It's hard to find an agent who prioritizes your needs over making a sale. Nav was patient, knowledgeable and consistent with his communication. He's someone you can actually trust in this industry.
